Advice and solutions for optimal facilities support
A good work environment does not only have an important impact on the productivity and satisfaction of your employees, it's also a considerable part of your operational costs. By that, facility management is under great pressure and the expectations often exceed the core activities of the facilities department.
The consultants of AOS Studley have the expertise to advise and implement solutions for all major questions related to building management, maintenance, consumption of natural resources and all Facilities costs. AOS Studley always presents an appropriate methodology to answer the specific needs of its customers, but also has some standard solutions for the most common issues.
How efficient is the support I give to the occupiers of my building?
AOS Studley developed a standard model that easily measures the performance of all your support activities based on a limited number of basic data. The model evaluates both the services delivered by the internal facilities organization and by external contractors. The evolution in time of the performance is analyzed and allows you to improve by indicating clearly the weaknesses.
The standard model of AOS Studley can evaluate all aspects of the offered services or you can choose just to use those that have particular importance within your organization. The model does evaluate costs of your supporting activities, the satisfaction of the occupiers, the quality of the delivered services and the sustainability of your companies' activities.
For many years, AOS Studley collected cost data about the buildings of its customers. Based on these data, AOS Studley publishes every year the Occupancy Cost Index (OCI). The data can also be used to compare the cost of your support activities with the costs of peer companies or best practices. Benchmarking your costs and the offered service level often reveals important cost saving opportunities.
Am I buying maximum added value at a minimum total cost?
As more and more support services are outsourced, it becomes more important to have a procurement approach that guarantees the best total cost for a maximal added value.
Based on a thorough spend analysis, AOS Studley can determine the best procurement approach for your organization. This approach may include the “make-or-buy-decision”, supplier consolidation , risk management and an efficient procurement process and -organization.
On top of defining the approach, AOS Studley can also help you to implement it: write requests for proposal, negotiations with suppliers, setup service level agreements (SLA), manage suppliers, manage contracts...
Are my support service organized effectively?
The support of the occupiers of a building involves many actors from inside and outside your organization: the Facilities department, accounting, HR, purchase, ICT, external suppliers,... Only an optimal assignment of tasks and responsibilities allows these actors to work efficiently together and/or adapt their services to the changing needs of the occupiers.
Our consultants have an extensive experience in the development and implementation of different organization models: centralized/de-centralized, insourcing, outsourcing, co-sourcing, main contracting, PPS.... The goal is to set up this organization that on the one hand guarantees minimal risks and costs and on the other hand guarantees maximal flexibility in the specific context of your organization.
